How to Get the Property Sale & Lease History w/ LoopNet

Knowing how the sale/lease history of a property can make a big difference.

By looking up the LoopNet property record, you can now see up to 10 years of listing history millions of properties. The sale/lease history on a LoopNet property record gives you a much better picture by detailing:
  • All the other sale and lease listings at the property.
  • When the property was listed for sale, if there was a price reduction, when it went off the market, and if/when the property sold.
  • When the property was listed for lease, if there was a rent reduction, when the listing went off market.
Here's an example LoopNet property record--before you look at it, imagine the difference in just knowing the current asking price vs the history of prices the property was marketed at.

As you can see, the current asking price is $575,000 but owner tried to market the property at prices from $475,000 - $1,485,982.

This isn't the full picture but it sure gives you some clues to rethink your position as a buyer.

How to Draw a Polygon on Map to Narrow Your Search w/ LoopNet

Go to www.loopnet.com and run a search or just click here to run an example search.

You should see a map on the right side of search results. Note: if you searched properties available for sale--you will have to be Premium Subscriber to see the map. Try searching For Lease instead.

Click Expand Map:

On the left hand side, click on the button called "Draw Polygon." From there left-click multiple locations on the map to draw your polygon. When you are done, right click to close the polygon or left-click the first point.






That's it! You should only see results that match your search criteria and fall within the polygon.

Click Save Polygon to save the polygon for easy retrieval. It will be available under the Draw Polygon button the next time you come back. Click Clear polygon or Cancel to start over.

Use this tool to:
  • Define your own submarkets
  • Find properties with very specific geographic requirements like being near a highway or demographics zone.

How to Find, Analyze & Contact Tenants w/ LoopNet

Go to www.loopnet.com and choose to search Property Records. You can just type in an address or city if you want to find all tenants in an area or narrow your criteria by
  • Business Name
  • SIC code/Business Type
  • Estimated Revenue
  • Employees at Location
  • Square Feet Occupied
  • Contact Name
  • Own/Rent
  • No. of Tenants at Property

Once you run your search and get to search results you can click on any property to view the tenants for that property but try this: check off the box next to each property you are interested in and click Create Report. Here is a screen shot:

Once you click Create Report, you will see a list of report templates to choose from. Here are the ones you want to try:

  • Property Tenants Report
  • Tenant Call Sheet
  • Tenant Address Labels

The Property Tenants Report will give you a downloadable record of all the tenants at the properties you've selected for your analysis.


The Tenant Call Sheet produces a list of tenants at the properties you've selected in a ready to use format.


Tenant Address Labels takes the tenants from the properties you've selected and displays them in the standard Avery Mailing Label layout ready to print.


It's easy. Give it a shot!

  • Prospect for new tenants
  • Understand the competitive environment for your tenants
  • Get a sense for the stack plan and occupancy at a property

How Does Your Social Media Usage Measure Up?

LoopNet is based in San Francisco, where social media – whether it’s LinkedIn, Facebook, or Twitter – is more or less a daily fact of life. But social media adoption among commercial real estate professionals nationwide varies significantly. That’s why we decided to poll LoopNet subscribers recently to learn more about their engagement with this rapidly-evolving aspect of our industry.

Commercial real estate professionals are beginning to embrace social media for both networking and marketing purposes, and by most measures, has established itself as a vital tool for our industry.

Here are a few key points we discovered, based on 1,400+ responses:

• 24% of LoopNet subscribers we polled use social media daily for business purposes

• 69% say they’ve benefitted professionally from using social media

• 79% use LinkedIn for professional networking

In addition, staying connected on the road is becoming a mainstay, with 65-70% of LoopNet subscribers saying mobile technology has become increasingly important in the last 12 months. If you’re like a lot of us, you rely more and more on your smartphone or tablet to help stay on top of business while you’re in the field – 47% of LoopNet users say mobile information is very important to commercial real estate.

New Homepage
We’ve redesigned our homepage to help bring a more modern look and feel to LoopNet. But that’s not all. The navigation has been redesigned as well to make sure your browsing is as easy and intuitive as ever. Free of clutter, you can now search any of our databases, get a snapshot of trends in your market and access the new community section right from the homepage.

You can now connect with the over 4 million commercial real estate professionals in the LoopNet community. Engage with other members by interacting with featured blogs, asking questions or sharing your knowledge in LoopNet Answers and checking out the opportunities posted to the Big Board. Polygon Search
We’ve enhanced our search functionality. You can now draw a polygon to pinpoint your search to a specific area. After you have performed a search on LoopNet, simply click “Draw Polygon” on the search results page. Then use your mouse on the map to define the area you want to zero in on. Your polygon can be saved and used in the Marketplace, Property Facts and Property Comps!

Highlighted Parcel Boundaries
We’ve updated our map technology. Now when you are looking at properties on the map you can get a quick understanding of the exact lot size, depth, and outline of a specific parcel. Simply hold your mouse over any of the property pins and the entire parcel will highlight automatically.

Saved Reports
Property Facts subscribers will now enjoy the convenience of “auto-save” for all the reports they create in Property Facts. These “auto-saved” reports will be listed in the new “My Reports” tab and can be accessed at any time in the future to make further customizations and edits.
