Vast majority of Loopnet's sales Comps are not reliable in Texas. Texas is a non-disclosure State. Until the sales price is verified it is a sale and not a comp. They use "estimated" sale prices on the vast majority of their "comps' in Texas. They also have a 100 "comp" view limit per mo. You cannot tell if the sales price is actual or "estimated" until you view sale data, but it counts against the 100 even if "estimated". I signed up afternoon of 7/14. Searched for sales with verified sales prices in Keller Texas. 99% were "estimated". Exceeded 100 viewed this morning, 7/15. These estimated should not be counted unless the sale price has been verified and then becomes a "comp". WHAT A SCAM. I have also noticed that the reported sales price may not be correct and must be reliably verified through other sources.
Hi Paul - I’m sorry you didn’t have a better experience with our Property Comps service. As you mentioned, Texas is a non-disclosure state. Most of the appraisers we speak with in non-disclosure states utilize a combination of our products to pull information, including active listings, historical listings (Property Facts) and sales comps (Property Comps) in order to evaluate what, in fact, is comparable.
