New “LoopNet Pulse Poll” Results: Commercial Real Estate Market Participants See Recovery Beginning In 2010

We recently asked LoopNet members to tell us when they expected commercial real estate sale market to bounce back. More than 1,500 LoopNet members responded to the poll, which was conducted from May 7, 2009, through May 21, 2009.

Here are the results:


  • Only 1/3 (33%) of respondents expect Commercial Real Estate sales transaction activity to recover in 2009. A plurality of respondents (42%) is not expecting the market to pick up until 2010, and a large number (26%) are not expecting recovery until 2011.

  • Nearly half (46%) of respondents see access to capital as the most significant obstacle to recovery. Economic uncertainty, which in turn significantly influences asset pricing, was the second most cited obstacle, at 29% of respondents. Close to a quarter (23%) of respondents explicitly cited differences in pricing expectations between buyers and sellers as the most important obstacle. While the results were largely consistent across all three major participant segments, owners rate the importance of access to capital slightly higher, and differing price expectations slightly lower, than brokers or investors.


  • Two thirds (66%) of respondents expect that price declines of 10% or more from today’s prices will be required to restart the market, with 37% predicting 10-20% declines and 30% predicting declines north of 30%.
  • As a group, owners are more optimistic, both in terms of recovery timing and expected price declines, than are investors and brokers.

ICSC RECon Attendees Tell Us Their Favorite LoopNet Features

We’re wrapping up Day 3 of ICSC RECon and we’ve compiled a list of features that seem to be creating buzz from the attendees visiting our booth. Check them out:

1. Enhanced Listing Web Site
All Premium Listings receive a free Enhanced Listing Web Site. Simply activate your property web site from the My Listings page. Choose from six professionally designed Flash-based templates to create the site that best compliments your property. With the click of a button, the information from your LoopNet listing will populate the template. Add the URL to your newsletter, email signature or property flyer!

2. Property Watch
This new feature on LoopNet is getting positive reviews! When you find a property of interest, click “Watch This Property”. You’ll receive email notifications of key changes such as: price reductions, new availabilities, attachments/photo, sales comparables and more.

3. Property Change History
This new feature allows Premium Members to view a history of changes to a listing. Scroll to the bottom of the listing to view summary information for a specific property address including: price changes, new listings, listing status update, new attachments, new sales comparables and more.

4. Map-Based Searching
Not so new, but it’s surprising how many people are using this search functionality for the first time. When you come to our search page, click on “Search via Map” to find and plot properties in a geographic region. View in road, aerial or 3D Bird’s Eye imagery (in select markets). You’ll also see parcel boundaries.

It’s all about KEYWORDS…

I speak to hundreds of LoopNet clients a week and it’s the same story: great property and very little verbiage when it comes to actually describing the property they are marketing. KEYWORDS, descriptive verbiage is key when it comes to marketing a property anywhere, especially when it comes to online advertisement on LoopNet. People searching on LoopNet for Sale and/or Lease have the option to filter through listings while searching. The keyword search option is more or less toward the bottom of the Property Criteria column (the third column-on the left).

Searchers can use single words or phrases (using “quotations”). This allows investors/tenants/brokers/agents/anyone looking for properties to filter through listings and find exactly what they are looking for using keywords. When members are telling me about their property they will let me know that the property is highly visible, that there is new development in the area, and that the property is located next to a major tenant and to my surprise nowhere in the property and location description is that highlighted (And they wonder why they haven’t received very many inquiries). If you are looking to attract the right buyer or tenant you need to simply paint a picture for the reader using words in the property and location description like: high visibility, ample parking, high foot traffic, private parking, signage visible from main road, fully leased, etc.

By adding keywords it makes your listings stand out and allow members to use the keyword searching option when searching for properties just like yours-it’s a win/win.
